CREATIVE USE OF SPACE RESULTS IN NEW OPEN FLOOR PLAN

These Burke, VA homeowners first came to Schroeder Design/Build requesting a mudroom. The home was built in 1972, with an L-shaped kitchen and an L-shaped living room. To the clients, it seemed choppy, without the flow they desired, but they thought a mudroom would help.

After review of their layout, and with suggestions from Schroeder, they decided to ditch the mudroom idea to reconfigure their layout entirely. They chose instead a new floor plan and a new kitchen.

FIRST FLOOR REMODEL AND NEW KITCHEN

In the new first-floor layout, the kitchen was moved to the front of the main level, and the rooms were opened up to create a bright feel and open concept flow. The kitchen was enlarged and features a huge island, with large, comfortable stools. An additional closet was added on the first floor for extra storage.

Because the kitchen was now in the front of the house, two challenges arose. First, was in the kitchen window size and placement. The windows had to be functional as well as blend in with the existing architecture, and as a result, had to be made smaller than they were previously. Second, was the placement of the client’s existing furniture in this new open concept’s dining and living room areas.

SECOND FLOOR REMODEL

On the upper level, the previous owners had turned one bedroom into a closet. The current owners wanted it restored back to a bedroom. With the switch, they also needed a new master closet addition. Schroeder Design/Build reconfigured this floor’s layout to create a design that gave this family the functional space they needed.
